A straight, honest offer for your land.

We buy vacant land in Mohave County and Yavapai County, Arizona and Clark County, Nevada — for our own company to hold. Cash price, closing through a licensed title company, and nothing out of your pocket.

  • Honest: a clear price in writing, no pressure, no surprise deductions.
  • Quick: we can usually close once title is clear; timing depends on the county and title company.
  • Easy payment: the title company pays you by wire or check when the deed records.

How it works

  1. 1. Get your offer

Use the code on your letter, or call/text us with your parcel number (APN). We'll confirm the property and give you a cash price in writing.

  2. 2. Sign a simple agreement

If the price works for you, sign our purchase agreement. You can mail it back, snap a photo, or e-sign. Take as long as you need to review it.

  3. 3. Title company opens escrow

A licensed, independent title company checks title, handles any back taxes or liens, and prepares the deed. We pay the escrow and recording fees.

  4. 4. You get paid

Sign the deed with a notary (a mobile notary can come to you, anywhere in the country). When it records, the title company sends your money by wire or check.

No fees or commissions

We're the buyer, not an agent. You don't pay us anything, and there's no listing.

Back taxes? Let's talk.

If you owe property taxes, we'll cover reasonable back taxes at closing so you don't have to come out of pocket.

Your money is protected

Funds move only through the title company's escrow account — never to or from us directly.

Where we buy

About us

[LLC Name TBD] is run by Marc Labrie, who has been dealing in land in this area for over 20 years. We buy vacant parcels — from small subdivision lots to larger acreage — mostly from owners who live out of the area, inherited land, or simply have no plans for it anymore.

We buy for our own company and close on the properties ourselves. We'd rather make you a fair, plain-English offer and let you decide than pressure anyone. If our price doesn't work for you, no hard feelings.

Frequently asked questions

How did you get my name and address?

Property ownership and mailing addresses are public records kept by the county assessor. We send letters to owners of vacant land in the counties where we buy.

How do you come up with your offer?

We look at recent sales of similar land nearby, the parcel's size, access, and location, and what it will cost us to hold it. Our offers are investor offers — usually below retail list prices — in exchange for a fast, certain, no-cost sale. It isn't an appraisal; you're always free to get other opinions.

Who handles the closing?

A licensed, independent title and escrow company in Arizona or Nevada. They verify ownership, order the title insurance, pay off any liens or taxes from the proceeds as the agreement provides, record the deed, and send your funds.

Do I pay any fees or commissions?

No commissions. We pay the escrow fees, recording fees, and the title policy. The price on your agreement is what you receive, less only anything the agreement says comes from your proceeds (for example, a mortgage you owe on the land).

How and when do I get paid?

The title company pays you — by wire transfer or check, your choice — after the deed records with the county, typically within a day or two of recording.

What about back taxes?

Tell us what's owed. In most cases we cover reasonable back taxes at closing; the agreement spells out exactly how.

I live out of state. Can I still sell?

Yes. Most of our sellers live elsewhere. Documents can be e-signed or signed with a mobile notary wherever you are.

The land is in my late parent's name / a trust. Can you help?

Often, yes. The title company will tell us what documents are needed (for example a death certificate, trust paperwork, or a probate order). Allow extra time.

How long does it take?

It depends on the title company's workload, county recording times, and whether there are title issues. Many land sales close in roughly 30–60 days after signing. We'll keep you updated.

Can you cancel after I sign?

Yes, during the due-diligence period written into the agreement we can review access, zoning and title and cancel if the land doesn't work for us. We tell you this up front so there are no surprises.

I don't want any more letters.

No problem — choose "Stop receiving mail" in the form above, or call/text 760-634-3765 or email offers@honestlandoffer.com with your code, and we'll remove you.
